Explore Your Budget: Home Prices & Site Work Considerations

At NOCO Home Sales, we understand that budgeting for your dream project is an important step in the building process. This page provides general pricing information to help you get started.

Home Price Examples

These estimated prices only include NOCO Home Sales services, which cover the cost of the home, shipping, and our professional installation (set and finish work) on a traditional crawl space foundation.

Site work (foundation, utilities, etc.) is NOT included in these estimated prices. This is because site work costs can vary greatly depending on the location and specific project requirements.

We understand that every home is unique. To give you a general idea, we've provided pricing examples for an average 1500 sq ft home:

Standard

$250 - $400 per square foot Includes: Basic finishes and customization options.

Custom

$380 - $500 per square foot Includes: Premium finishes and the ability to modify floorplans.

Important Considerations:

These are general estimates. Actual costs may vary based on customizations, location, and other factors.

Smaller homes typically have a higher cost per square foot compared to larger homes.

Park model homes are also available at a lower cost, offering the most budget-conscious option within factory-built housing, however, they are considered the lowest grade. While they can offer cost savings due to smaller size and reduced site work, they may have limitations in size, features, and may not be permitted on all properties. Please contact us to learn more specific to your project. 

Estimated Site Work Costs

If you choose to use NOCO Built or another General Contractor for your site work, the typical cost can range from 20% to 60% of your total home cost.

Factors that significantly impact site work costs:

  • Location: Local regulations, permit fees, and utility costs can vary significantly. If your property is within Steamboat Springs city limits, be prepared for higher costs due to potential tap fees and permit taxes.
  • Topography: Steep slopes or uneven terrain increase excavation, grading, and foundation costs.
  • Soil Conditions: Rocky or unstable soil may require additional foundation work.
  • Utility Access: The distance to existing utilities and the complexity of connections can impact costs.
  • Water Source: If a well is needed for water supply, additional drilling and pump installation costs will be incurred.
  • Required Site Work: This includes tasks like excavation, foundation construction, waterproofing, utilities, connections, permit fees, general contractor fees, deck, porch, & garage (if desired).
