At NOCO Home Sales, we understand that budgeting for your dream project is an important step in the building process. This page provides general pricing information to help you get started.
These estimated prices only include NOCO Home Sales services, which cover the cost of the home, shipping, and our professional installation (set and finish work) on a traditional crawl space foundation.
Site work (foundation, utilities, etc.) is NOT included in these estimated prices. This is because site work costs can vary greatly depending on the location and specific project requirements.
We understand that every home is unique. To give you a general idea, we've provided pricing examples for an average 1500 sq ft home:
$250 - $400 per square foot Includes: Basic finishes and customization options.
$380 - $500 per square foot Includes: Premium finishes and the ability to modify floorplans.
Important Considerations:
These are general estimates. Actual costs may vary based on customizations, location, and other factors.
Smaller homes typically have a higher cost per square foot compared to larger homes.
Park model homes are also available at a lower cost, offering the most budget-conscious option within factory-built housing, however, they are considered the lowest grade. While they can offer cost savings due to smaller size and reduced site work, they may have limitations in size, features, and may not be permitted on all properties. Please contact us to learn more specific to your project.
If you choose to use NOCO Built or another General Contractor for your site work, the typical cost can range from 20% to 60% of your total home cost.
Factors that significantly impact site work costs:
Once your factory-built home is permanently affixed to a foundation on your land, it's considered "real property". This means it appreciates in value and qualifies for conventional construction financing, just like a site-built home.
Construction loans typically disburse in stages as construction milestones are met. This ensures you only pay interest on the money as you use it.
Often, construction loans are designed to seamlessly convert into a traditional long-term mortgage upon completion of your home, simplifying the entire process.
Lenders recognize the durability, quality, and growing popularity of factory-built homes, making them a sound investment for long-term construction and permanent financing.
These are popular options that finance both the building phase and convert into a permanent mortgage once construction is complete, requiring only one closing.
These cover the building period and require a separate permanent mortgage to be secured once the home is finished.
Backed by the Federal Housing Administration, these can offer lower down payment requirements and favorable terms for eligible borrowers.
For eligible veterans and active-duty service members, VA construction loans offer excellent benefits, including no down payment in many cases, making building your home more accessible.
We work with experienced local lenders who understand the factory-built home construction market and are dedicated to helping you find the best financing solution.
